Radon Testing

Why Radon Testing Matters

Because radon is tasteless, odorless, and invisible, this radioactive gas is a hidden threat in homes and businesses throughout the United States. There is no geographical area in the U.S. that is exempt from radon exposure, so the only way to know if your home or business has dangerous levels of radon is to test for it.

Radon testing is so critical because of the significant health risks radon exposure presents. According to the EPA, radon is the second leading cause of lung cancer among the general public and the first leading cause among nonsmokers.  Learn more about radon from the EPA.

Green Earth Remediation can help you gain peace of mind or understand the next steps necessary for radon mitigation with reliable radon testing services for residential and commercial clients.

How Often Should You Test for Radon?

Radon levels fluctuate through time, so testing just once is not sufficient for assessing your risk of exposure. Homes and businesses should be tested once every 5 years.

When to Test for Radon

Additionally, you should test for radon under the following circumstances:

  • When new occupants are moving into the space.
  • After significant alterations during a remodel or building addition.
  • When the ventilation, insulation, or HVAC system is installed, altered, or repaired.
  • When the structure is being weatherized.

The Importance of Regular Testing

Regular testing for radon is essential for maintaining safe radon levels in your home. Periodic testing ensures that any changes in radon levels are detected early, allowing for timely intervention and safety measures.

Why Radon Levels Might Change Even with a Mitigation System

While radon mitigation systems are highly effective, several factors can cause changes in radon levels over time:

Structural Changes

  • Building Settling: Over time, buildings naturally settle, which can create new cracks or openings in the foundation, allowing more radon to enter.
  • Renovations: Remodeling projects, such as adding new rooms, changing HVAC systems, or altering the building’s structure, can affect radon levels.

Environmental Factors

  • Weather Conditions: Heavy rains, snow, and other weather conditions can influence soil moisture and radon levels. For instance, saturated soil can increase radon concentration in the ground air.
  • Seasonal Variations: Radon levels can fluctuate with the seasons, often higher in the winter when homes are sealed tight against the cold, trapping radon indoors.

System Wear and Tear

  • System Maintenance: Like any mechanical system, radon mitigation systems require regular maintenance to function optimally. Components like fans can wear out over time and may need replacement.
  • Blockages: The vent pipes used in mitigation systems can sometimes become blocked or damaged, reducing their effectiveness.

Ground Shifts

  • Natural Changes: Earthquakes, mining activities, and other geological events can shift the ground, altering the pathways through which radon travels.

Ensuring Continued Safety

To ensure that your mitigation system continues to protect you from radon, it’s important to:

  • Schedule regular inspections and maintenance of the mitigation system.
  • Retest radon levels periodically, even after a system is installed, to confirm its ongoing effectiveness.
  • Be vigilant about structural changes and repair any new cracks or openings in the foundation promptly.

Types of Radon Testing

There are various types of radon testing, including short and long-term tests. Short-term tests measure radon over a brief period, as little as 48 hours. These tests may be performed with passive testing kits purchased at hardware stores, online, or provided for free in certain states. These kits provide instructions for use and are sent to labs for testing.

Alternatively, active testing with continuous radon monitors may be performed by professionals like the technicians at Green Earth Remediation. This will be the fastest and most accurate form of testing available.

Long-term testing may be recommended if short-term passive tests indicate higher levels of radon or if you want to assess your home or business’s risk over an extended period. Radon levels tend to be highest during the winter due to the thermal stack effect—cold temperatures increase pressure within the home, drawing more air from the soil and causing higher levels of radon accumulation.

Kris Kegerreis
We recently bought a home in Grand Haven which tested high in Radon during the home inspections. We contacted Green Earth Remediation and set up an appointment for the day after we moved in. Within a week of that appointment, they were out to our new home installing a remediation system.

They identified a location in the basement that was clear of other utilities and had clearance on the outside of the house to vent above the roofline. It was installed in about 5 hours and has been running like clockwork since.

They were all very professional and knowledgeable and did great work. I highly recommend Green Earth.
Linda Scripsema
We are thankful that Green Earth was very knowledgeable, helpful in deciding where the installation should be and there was no mess at all! Everyone was very respectful and kind. The radon levels are now down to a safe level and we felt the price was very fair.

They installed a Radon system for a client of mine. They were super easy to schedule and quick to get the unit installed. Happy clients and soon to be happy new owners.

Kim
Unexpectedly my new home built in 2024 and occupied for 15 months tested positive for radon. It had not been tested as part of new home construction or by the Township prior to occupancy. In fact, it never would have been tested had the plumbing contractor refuse to seal the sump pump until it was tested (home has ongoing issues with sink pipe odors). Green Earth Remediation were total professionals, even re-visiting the property prior to mitigation to discuss best placement of the system. With a beautiful new home, the last thing I wanted was an ugly system with visible pipes on the exterior. To my delight the two installers did a fabulous job "hiding" the main pipe in a rear garage utilizing attic space to hide cords, then venting on the back roof. Nothing is visible on the exterior of the home except the roof pipe and it's in an inconspicuous area. Installers were efficient, communicated progress, cleaned up debris and tutored me on components of the system and what to watch for over time. I was 100% responsible for the unexpected cost that included sealing the sump, but I am grateful such a deadly gas was discovered now and not in 5+ years. Green Earth is top notch. Thank-you!
Ben Lichtenwalner

Radon Testing FAQs

Radon testing should be performed in homes and businesses every two years. If results are below 4 pCi/L, retesting may occur every 5 years.
It’s a common misconception that radon is only a problem in older homes and buildings. However, radon levels can build up in any indoor space, even if the building is newly constructed or renovated. Before moving in, schedule radon testing to ensure your safety by reducing the risk of radon exposure.
Radon is an invisible, odorless, radioactive gas. The only way to know that indoor radon levels are high in any given space is to perform radon testing. Radon is so dangerous because it is the second most common cause of lung cancer, behind cigarette smoking.
It is possible to test for radon using a DIY radon testing kit purchased online or at a hardware store. These kits are mailed to labs for testing after they have been placed in a home or business for a designated period of time. However, if you need radon testing with rapid results or you want to confirm the results of a self-test kit, calling a professional is recommended.
Short-term radon tests measure radon levels over a period of 2-90 days, while long-term test kits measure radon levels for 90 days or longer. Radon levels fluctuate through time, so the results of a short-term test may not accurately reflect average annual levels of radon in a home or business.
Radon is everywhere, indoors and outdoors. However, indoor spaces can trap radon inside as it breaks down and seeps into homes and buildings via the cracks and holes in the foundation. Any home or building, regardless of its age, location, or size, may have a radon problem. The only way to know for sure is to perform routine radon testing.
Radon levels are not static. They fluctuate due to a variety of environmental conditions, so routine radon testing is necessary to continually manage the risk of radon exposure.
There have been numerous studies both in the U.S. and internationally that have linked radon exposure to an elevated risk of lung cancer. There is no truly safe level of radon, but routine testing and effective mitigation systems can reduce the risk as much as possible.
