Assess Radon Risks

The risks of radon are often overlooked in commercial environments, even though homeowners have become increasingly aware of the dangers of radon gas and made it a priority to test for radon at home. Most people spend about one third of their lifetime at work, so high indoor radon levels in the workplace can pose a significant health risk—one for which businesses and commercial property owners may be held liable.

Radon is in all air, indoors and outdoors.  There is no level of radon that is considered safe.

The Goal is to Bring Indoor Radon Levels Down to the Same as Outdoor Air

Radon is everywhere, and it is in every building, even newly constructed properties. There is no known safe level of radon and you should always aim to have the lowest level.

The U.S. Environmental Protection Agency (EPA) recommends fixing your building if radon levels are above 4 picoCuries per liter of air (pCi/L). Therefore, commercial radon testing should be a priority for any business, school, daycare, healthcare facility, multifamily housing complex, office building, or other type of commercial property.

Why Businesses Should Prioritize Radon Testing

For some businesses, especially daycares, schools and in-home care centers, commercial radon testing is mandated by the EPA. These include nursing homes, hospitals, and schools. However, the importance of radon testing is not exclusive to these types of spaces. Radon testing shows a commitment to the safety of your employees, clients, and/or residents. Additionally, it can help you reduce potential liabilities that may come with prolonged radon exposure, such as an elevated risk of lung cancer.

Radon exposure is a significant health risk, causing around 21,000 lung cancer deaths annually in the U.S., according to the EPA. Commercial properties, such as offices, schools, and healthcare facilities, must prioritize radon testing to ensure safe indoor air quality. Regular testing and mitigation protect not only health but also help businesses comply with strict EPA and OSHA guidelines, avoiding potential legal and financial penalties. Detailed case studies, like a successful mitigation in a Grand Rapids office building, underscore the importance of these measures.

Benefits of Long-Term Commercial Radon Testing

However, a short term radon test may be beneficial for rechecking radon levels after a mitigation system is installed or to get a baseline measurement on short notice. The experts at Green Earth Remediation can walk you through the types of radon tests available and provide a radon test kit that is appropriate for your commercial property.

Radon levels are not static through time. They fluctuate seasonally, becoming highest in the winter due to the stack affect, caused by the difference in ambient air temperature being colder than the air inside.  During the heating months you’re overwhelming going to have higher levels of radon.

Other environmental factors can also alter radon levels, so it is important to get a broader view of radon levels over time. That’s why we typically recommend a long term radon test, which is conducted over a period of 90 days or more.

Regulations and Compliance

Commercial properties must comply with various regulations to ensure a safe environment. The Environmental Protection Agency (EPA) and the Occupational Safety and Health Administration (OSHA) provide guidelines for acceptable radon levels in workplaces. Non-compliance can result in significant fines and legal consequences.

EPA Guidelines

The EPA recommends that action be taken to reduce radon levels in buildings that have radon concentrations at or above 4 picocuries per liter (pCi/L) of air. This guideline applies to residential, educational, and commercial properties alike.  For workplaces, maintaining radon levels below this threshold is crucial to ensure the health and safety of employees and clients.

OSHA Standards

OSHA’s Ionizing Radiation standards (29 CFR 1910.1096) include regulations for protecting workers from exposure to radon and other radioactive materials. Employers are required to conduct regular radon testing, especially in areas known to have high radon levels. If elevated radon levels are detected, immediate action must be taken to mitigate the exposure.

Importance of Compliance

  1. Legal Obligations: Adhering to EPA and OSHA guidelines helps businesses avoid potential legal issues, fines, and sanctions. Non-compliance can lead to significant financial and reputational damage.
  2. Health and Safety: Ensuring that radon levels are within acceptable limits demonstrates a commitment to the health and safety of employees, clients, and visitors. This proactive approach helps prevent long-term health issues related to radon exposure.
  3. Risk Management: Regular radon testing and mitigation are essential components of a comprehensive risk management strategy. By identifying and addressing radon issues early, businesses can prevent potential liabilities and create a safer work environment.

Quality work and quality peopleMatt came out to do an estimate at our home. He was very receptive and listened to my situation and concerns of where to install radon mitigation system. I had an idea of where I wanted the system and we talked about all my concerns - during the process he showed me another installation point that I liked better that I didn't know was possible. William and Joe did the installation a week later. They, too, listened to my requests as a homeowner and installed accordingly. They were nice guys to hang out with while they got the job done in less than 3 hours. Fast, efficient, friendly, and affordable.

Had a test ($119) supplied by Green Earth brought in on Thursday. Monday they read the results and we definitely had elevated levels of radon. Contacted my builder and they paid for the remediation and the test. Green Earth had a cancellation and slotted me in for Tuesday morning. Very happy with the job they did. Would definitely recommend this business.

Family and friends have relied upon Schultz Radon Mitigation (Green Earth Remediation) for years across several properties so we were worried about finding an equally trustworthy company once we bought a home outside of the service area. However, Zach was not deterred by a longer drive to the east side of the state to provide exceptional services. We were in need of quick service as our sump pump needed to be replaced and we needed a radon system installed as heavy rain was looming. Zach was extremely helpful and responsive in explaining our options. Later that week, Zach arrived on time and was exceptionally courteous throughout the installation process. With Zach’s expertise, he made quick work of both installations and cleaned up well. For the exceptional prices and high-quality services, Green Earth Remediation is the place to go. Our home tested above 6 pCi/L before the installation and after it has been reduced to below 0.5 pCI/L. Other companies in our area were only promising to get the reading below the “acceptable level” of 4 pCi/L. The quality of their work speaks for itself.

Commercial Radon Testing FAQs

People spend about ⅓ of their lives at work, meaning that the workplace can be a source of harmful radon exposure. Not only will testing your business for radon protect your employees’ health, but it can also reduce liabilities for your business. The only way to know if your business has high levels of radon is to test for it.
We recommend commercial radon testing in any building, including offices, retail stores, and warehouse facilities. However, there are some commercial areas where radon testing may be required by federal, state, or local laws, including residential care facilities, healthcare facilities, daycares, and apartment buildings.
The cost of commercial radon testing will vary depending on the size of the building and the type of test being used (short- vs. long-term). However, with Green Earth Remediation, you will be reimbursed for the cost of radon testing if you choose to install your radon mitigation system with us.
There is no safe level of radon, but you can considerably reduce the health risks of radon exposure by striving for indoor radon levels comparable to those outdoors – about 2 pCi/L or less.
No building is invulnerable to high radon levels, even new constructions. Radon breaks down in the soil and seeps into buildings, where radon levels build up over time. This can happen in any type of building, regardless of its age, location, or architectural design.
